What leasing options are available?
Our lease terms typically run for 12-18 months.
Do I need a lease guarantor?
We allow a guarantor for income purposes only.
Do you offer co-living with individual leases?
No, we do not. One lease for each apartment home. All residents over the age of 18 listed on an application will be responsible for the lease.
Can I apply online?
Yes! Use the apply tab on the website to get started: princetonreserve.com.
Is there a separate application fee?
No, there is not a separate application fee.
Are there Qualifications - income, credit history checks, criminal history, rental history, etc.?
We use a third-party verification that looks at the household income, background, credit, and rental history.
Do I have to pay first & last month's rent?
We do not require last month's rent
When is rent due and how can I pay my rent? What forms of payment are acceptable?
Rent is due on the first of the month. Online payments are preferred but will accept checks and/or money orders.
Are utilities included?
Hot water, sewage, and trash removal are included in the rent. Residents are responsible for any other utilities.
Is renter's insurance required?
Yes, we require renter's insurance. A minimum of $100,000 in limited liability coverage is required. Proof of policy must be provided to the leasing office prior to move in.
What happens if I need to move out before my lease expires?
The resident is responsible through the end of the lease. Lease breaks are handled individually.
Can the apartment be sublet or listed on Airbnb or VRBO?
No, we do not allow subletting or for apartments to be listed on short-term rental platforms like Airbnb or VRBO.
What are the occupancy guidelines?
We allow up to 4 occupants in a 2-bedroom if one person is under the age of 18.

What are your application requirements?
Household income must be at lease 3x the monthly rent, pass a background, criminal and credit check.
How much is the security deposit? Is any of it refundable?
There is a $500 holding deposit at the time of application. Once the application has been approved, this $500 will go towards your security deposit. Should the application be declined, this money will be refunded to you.
Is there a late fee for overdue payments? Is there a grace period?
After the third of the month, rent is considered late. A late fee of $50 will apply if your rent is 30 days late.
What are the hours for the laundry facilities?
The laundry facilities are open 24/7 for your convenience.
What are the hours for utilizing outdoor amenities?

What are the hours for the fitness center.
Our fitness center is open 5AM-10PM daily
What are the hours for the pool?
During the summer months, our pool is open Monday-Sunday from 9AM-8PM
What are hours of the leasing office?
Our leasing office is open Monday - Friday from 9AM - 5PM and on Saturdays from 10AM-4PM.
Do you offer valet trash service and/or recycling?
While we do not offer valet trash service or dedicated recycling, we do have trash receptacles available for resident use.
Do you have package lockers/how do I get my packages?
Packages are delivered to the building.
Is additional storage available?
We do not have additional storage available.
What security features does this property offer?
We have cameras located in areas of the community.
Are BBQ grills available?
We have bbq grills located in the courtyard that can be used by all residents.
Does the community have bicycle racks?
Yes there are multiple racks throughout the property.
Do you have free internet/WiFi and cable? (Where is it available? Who is the provider?)
We are wired for Comcast. Residents are responsible for their choice of cable/internet.
Does this community have a pest control service?
Yes. We use Waltham Pest Services regularly to provide pest prevention measures.

I have a maintenance/emergency maintenance issue; who do I contact?
For non-emergency maintenance issues contact the leasing office during business hours. For emergency maintenance call 978-957-2000.
Do you allow pets? What is the pet policy?
We are a pet-friendly community. Apartments that have pets will be required to give a full security deposit. Up to two pets, but only one dog maximum. (ie. two indoor cats or one dog* and one cat) Max weight limit is 80lbs. Monthly pet rents will apply. *Restrictions apply. Cats are allowed in all apartment homes. Dogs are allowed in buildings 100, 110, 120, 130, 400, 410, 420, 430, 500, 510, 520 and the 525 Building.
What is the parking situation? What about guest parking?
We provide ample parking for residents. Guest parking is located near the leasing office.
What is the policy for snow removal?
Snow removal begins the morning after the storm. Cars will need to be moved to a cleared spot until removal is complete.
Are there building quiet hours?
Yes. Quiet hours are from 9 PM to 8 AM. Please be considerate of your neighbors.
What decorations or changes to the apartment are prohibited?
No external decor, taking down blinds, or removing carpet.
Are there restrictions for what can be put on balconies or patios?
Patio furniture and flowers are encouraged. Electric grills only are permitted.
What is the procedure for moving in/out?
Move-in/Move-out is scheduled with the leasing team.
What is the smoking policy?

Are there fees for using the communal spaces?

What appliances are in the kitchen?
Kitchens are equipped with a refrigerator, electric stove, and dishwasher — typically GE appliances. Kitchens do not have built-in microwaves.
Is there a bathtub or just a shower? Are they together or separate?
Apartments bathrooms have a tub/shower combination setup.
Do the apartments have air conditioning?
Yes! Apartments have air conditioning for your summertime comfort.
Do apartments have built-in USB outlets?
At this time USB outlets are not available in apartments.
When were these apartments built? Have there been any renovations?
We are currently renovating our apartment homes at PrincetonReserve. The Estate building built in 2007.
Are washers and dryers available? Are they in the apartment?
Each building is equipped with laundry facilities on the first floor for residents to use. Select apartment homes have washer/dryers.
Are you near any transportation routes? Which ones?
Yes, we are near Route 3.
Is there public transportation nearby? What stop is closest?
Yes. There is a bus stop less than a mile from the community.
How much traffic is there in the area? Are there any times during day/night that it is heavy?
We are off the main road in a tree-lined community
What public schools are in the area?
Public schools in the area include Dracut High School and Englesby Elementary.

We prefer online payments but will accept a check and/or money order.
How do I pay rent? Can I pay online?
You can easily make your rental payments through our online portal.
Can I set up automatic payments for rent?
Yes! That can be set up through the online portal.

You will want to visit our website, princetonreserve.com . In the upper right corner you will see a green resident tab. Once you click on that, you will use your username and password to log in to your portal.
What can I do in my resident portal?
You have the ability to pay your rent, submit a maintenance request, contact the community, view, upload and sign your documents.
How do I upload documents in my resident portal?
When in your portal, on the left side of the screen you will click on My Apartment, click on documents and upload document.

The leasing office is open Monday through Friday from 9AM-5PM. Saturdays from 10AM-4PM
Am I able to renew my lease? How?
Yes. Approximately 2 months prior to your lease end date, you will receive communication from the Leasing Office regarding your renewal terms.
Can I add occupants to my lease? What is the process?
Yes provided you are not over occupancy. Should you choose to add someone to your lease, you will want to contact our Leasing Office regarding the application process.
Am I able to transfer from my current apartment to a new apartment or building?
Yes, we do offer the option to transfer to a new aparment with in the community. Please contact our Leasing Office for our transfer policies.
How do I put in a maintenance request? How long does it take for maintenance to respond to a request?
For non emergency maintenance issues, contact our Leasing Office during business hours or you can submit an online maintenance request through the resident portal.

What constitutes an emergency maintenance request?
An emergency maintenance request refers to an urgent issue that requires immediate attention to prevent further damage, safety hazards, or service disruptions. Examples include water leaks, fire, electrical issues, gas leaks, structural and/or security concerns to name a few. Please contact our Leasing Office should you have any questions.
How do I enter a maintenance request online?
By visiting your resident portal and clicking on Request Maintenance at the bottom of the screen.
What are the fitness center hours?
Our fitness center is open 7 days a week from 5AM-10PM
What are the seasonal dates for the pool?
Our swimming pool is open from Memorial through Labor Day

How do I load my laundry card?
The laundry card machine is located downstairs right outside of the fitness center. You are able to load your laundry card with cash or card.

Yes. Our parking lot provides ample parking for all of our residents.

What are snow removal protocols?
All vehicles must be cleaned and moved to a cleared spot the morning after any storm that accumulates over 2 inches. The Leasing Office will provide all residents with snow policy details.
Can I have a pet(s)? Is there a pet rent or breed restrictions? What is the process?
How do I get my packages?
Packages are delivered to each building or placed in the parcel boxes located in the mailhouse.
How does the package concierge work/how do I receive packages?

Can I make spare keys?
You are welcome to contact our office for request of additional keys.
How do I set up or transfer utilities (electric, water, gas, internet)?
The leasing office will provide you with the contact information for setting up utilities.

The lease does not allow for subletting or for apartments to be listed on short-term rental platforms like Airbnb or VRBO.

What can and cannot go down the garbage disposal?
Small food scraps, soft non fibrous foods, ice cubes and (rinds in moderation) CAN go down the disposal. Please refrain from putting hard items, fibrous and/or starchy foods, non-food items along with grease, oil or fats as these can clog the pipes. Please feel free to call our Leasing Office should you have any questions.

Can I decorate my patio/balcony?
We encourage plants and patio furniture on your balcony.
Can I paint the walls or install my own fixtures?
